The Horgen Labs site comprises several buildings and land reserves in an idyllic and prominent position above Lake Zurich. Bachtobelstrasse runs through the site as a private access road; the operational management and administrative offices of Horgen Labs GmbH are located at Bachtobelstrasse 1.

The location combines high quality of work and life due to its proximity to nature with excellent access to the economic and scientific centers of Zurich and Zug. Good accessibility by car and public transport, as well as the attractive tax environment in Horgen, make the site a strategically advantageous corporate location.

Horgen Labs is conceived as an open innovation environment. The aim is a campus where tenants know each other, learn from each other and strengthen each other – professionally, entrepreneurially and in day-to-day operations. We create the framework through shared meeting zones, exchange formats and thematic events on site. This creates a network that makes knowledge visible and enables new collaborations.

Horgen Labs is developing step by step into an R&D location with international visibility. In parallel with modernizing the existing buildings, we use our land reserves for further growth – in close coordination with the municipality, authorities and tenants.

The goal is a mixed-use campus with laboratory, development, office and production space, complemented by gastronomy, sports and meeting offerings. In selected peripheral areas we review additional educational uses and, in the long term, targeted housing options for employees. This creates a place where work, exchange and everyday life come together spatially and that strengthens the Horgen business location.

Space offering & use

Horgen Labs offers a broad mix of usable space for research, development and operations. This includes laboratory space suitable for BSL-1 and BSL-2, flexible office space in various sizes, test and production areas as well as storage and archive rooms. This diversity allows us to tailor space solutions to a wide range of company needs.

A total of around 15,000 m² of laboratory space is available. It is designed as “ready-to-use” and includes specifications such as suitability for BSL-1 and BSL-2, a live load of 500 kg/m², clear room heights above 3.20 m, stable heat/cooling supply and advanced ventilation systems.

The space is modular and can be leased from small units up to entire floors or independent building sections. Gas lines for various media such as nitrogen, helium and compressed air are available.

If you have specific requirements not listed here, we support you together with our technical operations and property management to assess and implement individual fit-outs – including the fit-out or development of shell areas.

Up to 10,000 m² of office space is available on site. Our offering ranges from ready-to-occupy single offices for small companies to entire floors for large enterprises. Layouts are flexible and can be adapted to individual needs – from open workspaces to classic office partitions. Office areas can be combined with laboratory or development space so that research, administration and management can operate from the same location.

Yes. Combined use of laboratory and office space is explicitly intended and is one of Horgen Labs’ key strengths. The modular building structure enables seamless integration of office and laboratory areas. Where operationally meaningful, production-adjacent areas can also be integrated nearby. This promotes interdisciplinary collaboration and efficient workflows for companies with both R&D and administrative needs. At the same time, spatial proximity strengthens exchange between teams and supports a cohesive operating environment.

A large share of our laboratory and office space is immediately usable. In line with our “Plug in and innovate” approach, many areas are already fully fitted, saving you significant time and cost when setting up your new site.

Where specific requirements exist – for example additional connections, layout changes or lab-specific installations – we support you together with our technical operations and property management, including fit-out of shell areas and individual adaptations within your leased area. Our processes are designed to make commissioning as efficient, transparent and predictable as possible.

Infrastructure & Services

The publicly accessible campus restaurant “Rietwies Circle” provides food and drinks for employees and guests. It offers freshly prepared meals daily with a focus on regional and seasonal products. The restaurant also serves as a social meeting point and actively supports exchange among tenants on campus.

It also provides catering services for meetings, workshops and corporate events directly on campus.

Horgen Labs supports a healthy work-life balance with a range of sports options. There are four tennis courts and a fitness center on site. The adjacent forest and proximity to Lake Zurich invite jogging, cycling and walks. Nearby Parkbad Seerose is ideal for a swim at lunchtime or after work.

The existing park with mature trees, as well as planned seating areas and walking loops along the forest edge, provide additional recreation spaces directly at the workplace. These areas are intentionally designed as meeting and break zones and support exchange on campus.

The site offers parking for employees and visitors; allocation is demand-based and coordinated with campus operations. Public transport access is ensured via the dedicated bus stop “Risi/Dow” at the site entrance. Buses run every 30 minutes to Horgen station, from where Zurich main station can be reached in about 18 minutes.

Together with the municipality of Horgen and regional transport providers, we are working to further densify bus services and make travel without a car even more attractive.

Yes. We offer modern, flexible symposium, meeting and event rooms on campus. The auditorium is equipped with state-of-the-art presentation and communication technology and is well suited for conferences, seminars or company events. These facilities can be booked by tenants as well as external companies.

For workshops, investor meetings or customer events, gastronomy and catering services can be sourced from the campus restaurant.

A professional facility-management team is permanently on site and ensures smooth operation of all technical systems. The team is the first point of contact for building-technology issues (e.g., HVAC, power supply, lab-related infrastructure) and supports an uninterrupted research and business operation. Where needed, tasks are coordinated with property management and external specialists.

Rental prices vary depending on size, location and fit-out standard. For laboratories, technical requirements and specifications also influence the price. Our aim is to offer attractive, market-based terms that reflect the value of the infrastructure and the location. We therefore prepare individual offers based on your specific space and usage profile.

Service charges are billed as an advance payment or a flat rate and are settled annually. They include typical operating costs such as heating, cooling, water, electricity for common areas, as well as facility management, external area maintenance and security.

The exact service-charge items are shown in the individual lease offer and discussed with you as part of the letting process.

The process starts with a non-binding personal discussion to capture your requirements. Based on that, we present suitable space options during an on-site viewing. You then receive an individually prepared lease offer including information on terms and service charges.

Operations & Campus Organisation

Technical support
For building-technology issues (e.g., HVAC, power supply, ventilation, lab-related infrastructure), the on-site facility-management team is the first point of contact. The team monitors the technical operation of the campus, coordinates repairs and ensures that research and business operations continue without interruption.

Reporting channel
All tenants receive the reporting channel upon move-in, including a direct contact address for incidents and defined response times. Mr Bajrami is your direct contact person and coordinates the deployment of our internal FM team.

Changes within the leased area are generally possible, but require prior approval. Please report your needs via the same channel as technical issues. Facility Management will assess technical feasibility, safety, regulatory requirements and impacts on existing installations and approvals.

Based on this, the fit-out scope, implementation and scheduling will be coordinated. This ensures standards remain in place and ongoing operations are not affected. Mr Bajrami coordinates the deployment of our internal FM team.
